I am writing on behalf of Kofuku regarding the retail premises at [xxxxx] , 1620 Copenhagen V.

One of our employees has already been in contact with you by phone regarding the property. We have also had the opportunity to see the premises from the outside and are very interested in the location.

We understand that the owner may be planning to use part of the property as an office. We would therefore be interested in understanding how this would work in practice, particularly with regard to the entrance and access to the different parts of the premises. Would there be a separate entrance for the office, or would the office and retail space share the same entrance?

We would also like to clarify the security arrangements for the premises. As we will be operating a retail store with valuable trading cards and collectibles, we would likely need to install our own alarm and security system. Could you please let us know whether an existing alarm system is already installed and, if so, whether it can be used by the tenant?

To briefly introduce our company: Kofuku is an established specialty retailer focusing on trading cards, collectibles and related products. We operate several retail locations in Germany and offer products such as Pokémon, One Piece, Magic: The Gathering, Yu-Gi-Oh!, Lorcana and other trading card games and collectibles. Our stores combine traditional retail with the buying and selling of trading cards and a strong focus on the local TCG community.

As part of our ongoing expansion, we are currently looking at Copenhagen as a potential location for one of our next stores. We believe that the location on Vesterbrogade could be a very good fit for our concept.

We would be very interested in arranging a viewing and discussing the premises, the planned use of the property and the possible rental arrangements with you.
